INTRODUCTION
ERMC is seeking capable and motivated Stock Condition Surveyors to join our growing Estates and Asset Management Team.
This is an important role supporting the collection, review and management of property condition data across residential property portfolios. The successful candidates will undertake property inspections, stock condition surveys, component assessments and asset data collection to support long-term investment planning, compliance, maintenance programming and good estate management. The role is primarily site-based, with only a small proportion of time spent in the office for administrative tasks.
We are interested in candidates who are already qualified as a Domestic Energy Assessor, able to complete RdSAP assessments and produce Energy Performance Certificates. Where a strong candidate already has stock condition surveying experience but is not yet qualified as a DEA / RdSAP Assessor, ERMC will also consider supporting the right person through the required training and accreditation pathway. Please note that our commitment to training is for the full-time position only. For the part-time position, we do require someone who is already a qualified DEA / RdSAP Assessor.
This role would suit someone who enjoys practical site-based surveying, understands residential property, has strong attention to detail and wants to develop within a supportive, professional and growing Isle of Wight business.
We are looking to appoint a full-time permanent position and a part-time position on a six-month contract only.

RESPONSIBILITIES
· Undertaking stock condition surveys to residential properties, blocks and estate areas.
· Recording the condition, age and expected lifecycle of building components.
· Collecting accurate asset data using digital systems, tablets or handheld technology.
· Supporting planned maintenance, capital works and long-term investment planning.
· Identifying defects, hazards, urgent repair requirements and compliance-related issues.
· Supporting assessments connected with Decent Homes, HHSRS and general property condition.
· Carrying out RdSAP data collection and EPC assessments where qualified to do so.
· Working towards DEA / RdSAP qualification where appointed through the training pathway.
· Updating asset management systems, survey records, compliance databases and property files.
· Liaising professionally with residents, clients, contractors and internal colleagues.
· Supporting wider estate, compliance and asset management projects where required.
· Preparing clear notes, reports, schedules and survey information for management review.
· Working closely with surveyors, estate managers and compliance colleagues to ensure accurate and useful property data is maintained.
· Travelling to sites across the Isle of Wight as part of the day-to-day role.
WHAT YOU WILL NEED TO SUCCEED
· Experience undertaking stock condition surveys, home condition surveys, property inspections or similar building-related inspections.
· A practical understanding of residential construction, building elements, defects and maintenance needs.
· Strong attention to detail and accuracy when recording property data.
· Good IT skills, including confidence using digital systems, tablets, spreadsheets and Microsoft Office.
· Good written and verbal communication skills.
· The ability to work independently across multiple sites.
· A professional and respectful manner when dealing with residents, clients and colleagues.
· A proactive approach to organising work, managing appointments and completing survey records promptly.
· A full UK driving licence and access to a vehicle for work purposes (must have business insurance cover on personal vehicle insurance policy).
DESIRABLE QUALIFICATIONS AND EXPERIENCE
· Domestic Energy Assessor qualification.
· RdSAP accreditation.
· Experience completing EPC assessments.
· Knowledge of HHSRS.
· Knowledge of the Decent Homes Standard.
· Experience working within social housing, residential estate management or property asset management.
· Understanding of asset data, investment planning and compliance programmes.
· Experience using asset management or property management software.
TRAINING AND DEVELOPMENT PATHWAY
ERMC is open to appointing through two routes.

For someone already competent in stock condition surveying or property condition inspections but not yet holding DEA / RdSAP accreditation. ERMC will consider supporting the right candidate through training and accreditation. |
For someone who already holds the Domestic Energy Assessor qualification, is accredited to complete RdSAP assessments and can undertake EPC assessments. This route will attract an enhanced salary position. |
